432 Park Avenue Officially Launches Sales

The long-awaited 432 Park Avenue ultra-luxury, super-tall tower has just officially launched sales in New York. And, it’s already over one-third sold.   While we had been talking about 432 Park Avenue for quite some time, the project, which has been quietly marketed while its showroom and marketing materials were being created, finally opened its doors this past Wednesday in New York.

Prices start at the $20 million range and quickly grow to up to $82 million for some of the largest and highest apartments.  According to the Wall Street Journal, the building’s average asking price is $6,742 per square foot, perhaps the highest for any Manhattan condo building, including One57, which has sold 70% of its units at close to $6,000 per square foot according to the same Wall Street Journal article.

432 Park Avenue will rise almost 1,400 feet tall and will have 88 floors.  For quite some time, this will be the tallest residential tower in Manhattan (before 225 West 57th Street rises and takes away its thunder).  The location could not be better for its affluent residents, as it will rise just across the street from the Four Seasons Hotel, between Park and Madison Avenues and 56th and 57th Streets – a mecca of sorts for the well-heeled crowd. The building will feature 30,000 square feet of plush amenities and separate apartments for the help and small office suites for sale to residents on its lower floors.

The project is being developed by Harry Macklowe and CIM Group, a Los Angeles-based real estate investment firm.

New Development Highlight: 56 Leonard

56 Leonard has recently been resurrected. A victim of the credit crisis, 56 Leonard was on the drawing board for a long time but without financing. After receiving construction financing a few months back, 56 Leonard has begun sales in New York, which we understand are off to a great start.

Designed by Pritzker Prize-winning architects Herzog & de Meuron, 56 Leonard is best described by its own architects – “houses stacked in the sky”. Located in Tribeca, 56 Leonard is a 58-story glass building with 145 unique residences – each with private outdoor terraces or balconies.

Residences will feature 11-foot to 14-foot ceilings, the finest materials, and great views of NYC, the Hudson River and the East River.  Since Tribeca is a low-rise neighborhood (indeed, many of the surrounding buildings are only eight-stories high), you don’t need to be on the top floor of this building to have great views. Amenities include a 75’ lap pool, sundeck, gym, playroom, private dining room, screening room, lounge, and lounge to name a few.

One distinguishing feature of the building will be Anish Kapoor’s sculpture, which will be at the base of the building.  This sculpture reinforces the building’s uniqueness and is surely to be a global landmark like the Cloud Gate in Chicago’s Millennium Park of which the 56 Leonard sculpture takes its cue.

Prices start around $2,000 per square foot (which we think is quite reasonable for such product), but quickly climb one you go higher in the building. The project is being exclusively marketed by Corcoran Sunshine.

New Development Highlight: Echo Aventura

Echo Aventura is a new pre-construction condo in Aventura that is perfectly located on 5 acres of waterfront with Intercoastal waterway and Atlantic Ocean views. The first collaboration between architect Carlos Ott and interior designer Yabu Pushelberg. Echo has already made its mark, as it is already over 50% sold out and it was just recently launched.

All of the residences are very large and boast unobstructed water views. Each residence at Echo Aventura features a bayside terrace with outdoor summer kitchen, 10.8-foot high ceilings, midnight bar in the master suite, staff suites for the nanny or maid and private elevator access.

Echo Aventura features an infinity-edge pool with views of the Atlantic Ocean, a 4,000 sq. ft. fitness center, and two private porte-cochere entrances. The building’s eighteen gorgeous Penthouse apartments feature rooftop terraces and plunge pools.

New Development Highlight: Baccarat Residences New York

Since its founding by Louis XV in 1764, Baccarat has had a rich heritage of beauty and culture. Baccarat continues in this vein with its first foray into hotels and residences with its flagship Baccarat Hotel and Residences New York. Architects Skidmore, Owings & Merrill designed the building and the hotel and residences are being designed by French interior designers Gilles & Boissier and Tony Ingrao, respectively.
