Floor Numbering: One57 uses promotional floor numbering. The building has 75 actual floors, but penthouses are marketed as floors 89 and 90. This is standard practice in New York luxury buildings but worth understanding when comparing One57 floor plans to other properties.
One57 Pricing & Market Position: As the first supertall on Billionaires' Row, One57 faced competition from newer buildings like [LINK: 432 Park Avenue] and [LINK: 220 Central Park South]. Some resale units have traded below original purchase prices. That said, One57 offers one of the lower cost-per-square-foot entry points on the Row for comparable views and finishes—a consideration for value-conscious buyers seeking Billionaires' Row condos.
Park Hyatt Integration: Unlike condo-hotels where owners must participate in rental programs, One57 residents access Park Hyatt amenities optionally. Housekeeping, in-residence dining, and spa services are available à la carte but not required.
One57 apartments range from 1-bedroom units starting around 1,000 SF to full-floor penthouses exceeding 10,000 SF. The building offers two distinct residence collections plus signature duplex penthouses:

Interior designer Thomas Juul-Hansen created One57 residences with oversized proportions and refined materials. Standard finishes include sawn white oak and herringbone rosewood flooring, Italian marble bathrooms with radiant heat floors, and kitchens by Smallbone of Devizes with integrated Miele and Sub-Zero appliances. Ceilings reach up to 11 feet in Signature Collection units. All bathrooms feature Waterworks and Dornbracht fixtures.
One57 provides both dedicated condominium amenities and access to Park Hyatt hotel services—a key differentiator from other [LINK: Billionaires' Row apartments].
The 31st floor houses amenities exclusive to One57 condo owners: a library designed by Thomas Juul-Hansen featuring a 24-foot aquarium and billiard table, a screening and performance room with Steinway grand piano and acoustically engineered seating, and a private dining room with catering kitchen for resident events.
Residents access the Park Hyatt's 25th-floor wellness center: a triple-height swimming pool with underwater speakers, sauna, steam rooms, and Spa Nalai with treatment rooms and a sand quartz therapy bed. The One57 fitness center includes personal training and yoga studio.

Park Hyatt New York occupies One57 floors 3–18. Residents can arrange housekeeping, in-residence dining, room service, dry cleaning, and concierge services through the hotel. The Living Room lounge and restaurant on the 3rd floor offers cocktails, afternoon tea, and dining.
24-hour attended lobby, concierge, package room, valet, and pet spa.
Christian de Portzamparc designed One57's façade as a vertical waterfall of glass. Alternating panels of dark and light glass create undulating stripes that shift with changing light conditions—the building appears to change color from morning to evening. The effect draws from de Portzamparc's background as a painter and his interest in how buildings interact with their urban context.
The tower's slender profile and height required extensive structural engineering. Concrete shear walls and floor slabs provide stability, with the foundation anchored deep into Manhattan bedrock. Lendlease served as general contractor.
Christian de Portzamparc (born 1944, Casablanca) was the first French architect to win the Pritzker Prize, receiving the honor in 1994. Before pursuing architecture, he trained as a painter—a background evident in his attention to light, color, and the visual experience of buildings.
His New York portfolio includes the LVMH Tower on East 57th Street (1999) and One57. Major works elsewhere include the Cité de la Musique in Paris (1995), Philharmonie Luxembourg (2005), and the Cidade das Artes in Rio de Janeiro (2013). He developed the influential "open block" urban planning concept, which reimagines city blocks with integrated light, public space, and varied building heights.
One57 produced New York City's first $100+ million residential sale and remains a benchmark for ultra-luxury Manhattan real estate:
Record Sale: In 2014, Michael Dell (founder and CEO of Dell Technologies) purchased the One57 penthouse spanning floors 89–90 for $100.47 million—then the most expensive home ever sold in New York City. The 10,923-square-foot, six-bedroom residence was subsequently renovated by Miró Rivera Architects.
Second Highest: Hedge fund manager Bill Ackman (Pershing Square Capital Management) purchased the "Winter Garden" One57 penthouse on floors 75–76 for $91.5 million in 2015.
Current Market: One57 resales typically range from $3,500–$5,500/SF depending on floor, views, and condition. For current One57 pricing and availability, see listings below or contact us directly.
One57 sits mid-block on West 57th Street between Sixth and Seventh Avenues—the heart of [LINK: Billionaires' Row]. The southern end of Central Park begins one block north.
Nearby: Carnegie Hall (adjacent), The Plaza Hotel (0.3 miles), Museum of Modern Art (0.4 miles), Fifth Avenue shopping, Rockefeller Center (0.5 miles), and the Theater District.
