Yes, foreigners can buy condos in Miami with few restrictions. Unlike co-ops in New York, Miami condos have no board approval process. Foreign buyers can purchase as individuals, through LLCs, or via trusts. Cash purchases are common; financing is available at 40-50% down payment. Important exception: Florida SB 264 restricts purchases within 10 miles of military installations for nationals of certain countries (China, Russia, Iran, Cuba, Venezuela, North Korea, Syria). Consult an attorney if this applies.
HOA fees (called maintenance or common charges) typically range $0.80-2.50/SF monthly. Branded residences are higher at $2.00-3.50/SF due to enhanced services. A typical 2,000 SF luxury unit pays $1,600-5,000/month. Fees cover building insurance, common areas, amenities, staff, reserves, and (for branded buildings) hotel services.
